What date is rent due?
Rent is typically due on the first of the month but please refer to your lease for any specifics to your terms. -
Is there a grace period before a late fee charge is applied to my ledger?
Typically there is a 5 day grace period and a late fee is charged on the 6th day after the due date. Refer to your lease for any specifics to your individual terms. -
How do I pay rent?
You can pay rent using your bank account via our online portal. We recommend you set up automated payments on the first of each month to avoid late fees. -
Can I mail a check for my rent monthly?
While we prefer electronic payment via the portal, yes you can mail a check each month. Please assure you are dropping the check in the mail early enough to arrive by the 1st. -
Can I bring cash to the office to pay my rent?
No, we will not accept cash rent payments at our office. -
How can I pay my rent in cash?
You can bring cash to your local bank and ask for a bank check, or you can utilize one of our PayNearMe partners. Walmart, CVS, & 7-Eleven are just a few of the PayNearMe partners. -
Can you hold a place before I apply?
No, we will only place an apartment on “hold” with a deposit and completed applications. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Yes, most of our apartments require first, last and security prior to move-in. With that said, we can usually set up a payment plan as long as all deposits are received within 15 days of move-in. -
Is the deposit refundable?
Your application fee is non-refundable. If it’s determined that you do not meet the financial requirements your 1 month deposit will be returned in full. If you are approved for the apartment and then decide prior to move-in that you will not move forward, the deposit would not be refunded. -
Who needs a cosigner?
If you do not meet the financial requirements for approval, you can re-apply with a cosigner. -
You have a property I want to rent. How do I apply?
Please follow the instructions from the ad to reach the listing agent/ property manager. -
I want to get a pet. What should I do?
Please contact us to discuss. We have many pet-friendly apartments, but there may be additional costs or deposits associated. Some apartments may also have breed restrictions or will not accept pets at all. Please ask about your specific pet policy prior to signing your lease. -
My lease expiration is coming and I want to move out. What should I do?
We will reach out to you directly 90-120 days prior to your lease expiration to determine your plans upon lease expiration. If you plan to move-out, let us know via the tenant portal at least 60 days in advance. -
Who is responsible for paying for repairs & maintenance requests?
In most cases, tenants are responsible for paying for repairs and maintenance requests that are a result of their actions or negligence. Landlords are responsible for addressing repairs and maintenance due to normal wear and tear or issues with the property's structural components. However, the specific details are outlined in your lease agreement, so it's essential to refer to your lease for exact terms.
