Are you licensed?
Yes, we are a fully licensed real estate brokerage -
Can I reach you after hours?
Yes, for emergencies we are available 24/7. For routine matters we ask that you email or call us during normal business hours M-F 9am-5pm. -
Can you put the money directly into my account?
Yes we can transfer monthly rent directly to your bank account of choice. -
Do I get to see the lease or sign it?
We use our standard lease that has been vetted thoroughly by our trusted attorney. We are happy to share the lease with our owner clients, but no need to sign. Once we have an agreement in place, we act on the owners behalf to sign the agreement. -
Do you sell real estate too?
Our focus is on property management. With that said, we are a fully licensed brokerage and will work with our owner clients on real estate purchases to add to their investment portfolio and will assist with exit strategy/ sales. -
How and when do I get my checks?
We will deposit rent, minus our management fee by the 10th of each month directly into your bank account. Electronic payments may take 3-5 business days to post to your account dependent on your bank. -
How is rent collection handled?
Tenants can pay via our online portal by using their bank account or can mail us a check each month. We recommend tenants set up auto-pay on their online portal to avoid late payment. -
How long of a lease do you sign?
We prefer one year leases. Often we may sign slightly longer leases to get on a common rental cycle for the Boston market. (i.e. June 1st and Sept 1st Move-ins dates are common in Boston) -
How much security deposit do you charge the tenant?
We charge either ½ months rent or a full month's rent, depending on the apartment and the applicant. -
How soon can you start managing my property?
We can usually start within 1 week. We like to schedule a property walk-through, review any current leases, and confirm current tenants are in good status with current rent payments prior to signing an agreement with an owner. -
What type of properties do you manage?
Our focus is on single family and small multi-family apartments, usually 2-4 units. -
What type of reports do I get and how often?
Current monthly owner statements are generated on the 16th of each month. Owners can check their accounts 24/7 via their owner portal. -
Who holds the tenant security deposit?
We hold the tenants' security deposit in escrow and will manage the return of the security deposit to the tenant if applicable. -
What areas do you serve?
We currently serve both South Boston (including Seaport) and Brighton, Mass. -
Do you manage short term or furnished rentals?
We do not manage short term of furnished rentals at this time.
