We know that a well-maintained home results in quicker rentals, lower turnover and in general happier tenants. We offer residents 24/7 support to submit all maintenance issues so you no longer have to be on call, and we’ll bother you less by managing upkeep of your investment.
When a maintenance request is submitted by a resident, either online via our portal or by phone, we act quickly to get the most appropriate one of our vendors assigned to the request. We coordinate and communicate with the tenants for all of our maintenance scenarios assuring all are aware of the work occurring and that realistic expectations are set on turnaround time to have the issue resolved. Our owner clients can also login to their portal at any time to see details of the maintenance request including vendor assigned, anticipated cost, and estimated completion date. Vendor bills and receipts are emailed monthly with owner statements to assure our property owners are always aware of any repairs or maintenance that were completed for the previous month. What our vendors charge is what you see. We do not add management fees to our vendor bills.

We have thoroughly vetted each and every contractor prior to signing a contract with them to assure they have a proven track record of offering timely, quality work at a competitive price. Property Inspections
The most cost effective way to maintain a home is to address issues before they arise. Our proactive approach to inspections allows us to identify upcoming repair needs before they become costly problems. At no cost to you, we’ll perform:
- Annual walk through report detailing findings and areas that may need to be addressed soon. We will also include pictures of each unit along with common areas and utility rooms. This walk through is conducted 3-4 months prior to lease expiration and will help determine if we would like to offer lease renewal to current tenant.
- Move-in and move-out inspections
Maintenance services we commonly address include:
- Plumbing repairs
- Gas or Electrical issues
- Water Heater replacement
- HVAC/ heating issues
- Any appliance issue
- Patching and painting
- Cleaning services upon lease expiration
- Window/ mini-blind replacement
- Issues with keys/ locks/doors- changing locks
- Paint/ repair interior baseboard/ window trim
- Snow removal
- Grass, shrub and lawn care
- Seasonal cleanup
- Fire, smoke or CO2 alarms
- Basement or roof flooding
- Backed up sewer lines or septic problems
- Anything that presents a clear and immediate safety hazard to the tenant or property.
**While we do not cover the cost for these items or services, the management of the service or repair is included in our overall fee. We do not add management fees to our vendor bills. What you see is what our vendors charge.
