Monthly Management Fee:
- 8% 6% of collected rent
Tenant Placement Fee
- 50% of one month's rent (Signed by the end of the year, December 31st.)
- Only collected for new tenants (no lease renewal fees for current tenants who renew their yearly lease)

In the spirit of transparent pricing, we want to assure that our owners are aware of all additional costs that they may incur while we are managing their property:

Maintenance and Repair Costs:
We work with trusted vendors for maintenance and repairs when needed and these costs are passed along to the property owner. We do not make a profit on vendor transactions and we will share with our owners the actual bill from our trusted vendors.

Capital Improvement Projects:
Capital improvement projects such as total gut renovations, bathroom/ kitchen remodels, converting unfinished basements, etc are not included in our standard monthly fee. We will handle these on a case by case basis and will work with our owners on pricing dependent on the scope of work for your project. Evictions Legal Costs:
We do everything we can to avoid getting to this point, but in the unfortunate event of eviction, the owner will be responsible for legal costs and filing fees. We are so confident in our screening process and ability to avoid eviction, that we will pay the first $1000 towards these fees. The property owner would be responsible for any additional legal costs beyond $1000.
