Pricing the home correctly is one of the most important factors in maximizing return and avoiding vacancy. Underpricing will result in an underperforming asset for the length of the lease term and overpricing the home may cause the property to sit on the market vacant, costing you time and money. Our skilled property managers have the local knowledge and experience to assure we price the property accurately. We have access to professional pricing tools that will give us a baseline market range, and we take the time to review comparable units to finalize the rental rate prior to marketing the property. This will get the home rented fast and for the most that the market will bear.
Photos and Video Tours
If your property doesn’t look good online - it’s a deterrent for prospective tenants. Our staff are trained to take photos and videos that highlight the key features of your property, drawing in more potential renters. We include a video tour on all listings to engage with the viewer, giving them more interactivity than static images alone.
Listing your Rental Unit
Once we have visited the property, taken photos, and conducted our market analysis to land on the rental price, our team will draft a write-up of the property details with key features and post the unit across many of our listing services. We use the following major sites, and depending on the type of listing, we may post on additional sites as well:
- Multiple Listing Service (MLS)
- Zillow
- Apartments.com
- Craigslist
- Social Media (Facebook, Instagram, etc)

Property Manager Communication
During the leasing process your property manager will be responding to tenant inquiries and conducting a pre-screening process to prospective tenants interested in viewing the apartment to assure they will be qualified for the rental prior to setting up showings. Our property managers will send the property owner weekly updates which will included # of inquiries, # of showings and any deposits placed or background screenings that are currently in the works. Once we have a pre-qualified applicant that is interested in placing a deposit, we will accept the 1 month deposit and hold the deposit in escrow as we move to our in depth Tenant Screening process.
